Leaving your Mallorca home empty? Six checks before you travel
Owning a home in Mallorca should mean looking forward to your next visit. Before you leave, a few practical arrangements can help keep the property cared for and make your return easier. Whether your home is in Pollensa, Puerto Pollensa or elsewhere in northern Mallorca, start with these six checks.
1. Agree who will check the house
Decide who will visit while you are away, what they will check and how they will update you. A useful routine covers the inside of the house as well as terraces, access points and service areas. Agree extra visits after severe weather or when a problem needs attention. The right frequency depends on your property, its systems and how long you will be away.
2. Make a plan for water and equipment
Look for visible leaks around taps, toilets, water heaters and accessible pipework before leaving. Make sure the person caring for the house knows where the main stopcock and isolation points are. Agree with your maintenance professional which systems should stay running and which can be isolated; pools, irrigation and other equipment may need their own arrangements.
3. Prepare the interior
Remove perishable food, empty bins and leave rooms clean and tidy. Arrange an appropriate ventilation and humidity routine for the building, with someone able to check for damp, unusual smells or signs of water ingress. Follow the relevant professional advice and manufacturer instructions for any heating, air conditioning or dehumidifiers left in use.
4. Put outdoor spaces on a seasonal routine
Clean and store outdoor cushions and secure or put away furniture that will not be used. Keep stored items neat so the property remains presentable during winter visits. Arrange ongoing pool, garden and irrigation care around the season rather than simply leaving everything on its summer settings. Ask your local team to check drainage and accessible outdoor areas as part of the agreed routine.
5. Leave clear instructions for urgent issues
Confirm key access, your preferred contact details and who can attend if something goes wrong. Agree how quotes and repair approvals will be handled, including what your local contact should do if they cannot reach you. Keep relevant equipment details and trusted trade contacts available to the people responsible for the property.
6. Plan your next arrival
Let your local team know your expected return date and any preparation you need. Cleaning, linen, outdoor furniture and checks on household systems can then be arranged in advance. A short pre-arrival update helps you know what is ready and whether anything still needs attention.
